The inspector will check that major appliances are functional, scrutinize the heating and air-conditioning system, examine the plumbing and electrical systems.

Thermal Imaging

Proguard Home Inspections includes the use of thermal imaging with all of its inspections.

A thermal imaging camera can see in the infrared spectrum and detect warm and cold heat signatures. The colors of a warm image are white and red, while a cold image is yellowish and blue.

Swimming Pool Inspection

We examine your pool and spa in two parts: visually and mechanically.

The visual pool and spa inspection includes looking over pool equipment, electrical supply (including pool lighting) and any safety issues immediately surrounding the pool and pool deck.

The mechanical pool and spa inspection monitors most important equipment as it runs.

Other common components of a pool and spa inspection include:

  • Pump

  • Filter

  • Permanently installed pool covers

  • Heater (Note: The pool heater will not be tested if the pilot light is unlit.)

  • Venting

  • Pressure gauge

  • Supply lines

HOA Inspection

What is an HOA Inspection?

An HOA inspection thoroughly reviews the condition of the association common areas, and is generally focused on three areas:

  1. Preventative Maintenance – inspecting and recommending the repair or replacement of common components, such as light bulbs, fasteners, fencing, etc.

  2. Facility Maintenance – identifying issues in structure and function on buildings and amenities (i.e. shingles, gutters, pool, clubhouse, etc.).

  3. CC&Rs – assisting the Architectural Control Committee in inspecting for non- compliance with association rules and regulations, such as parking or home aesthetic violations.
